Alterations
As a new homeowner, it is natural that you would like to make changes or modifications such as building swimming pools, gazebo, changing internal villa layout, refurbishments, landscaping etc to your home and these are called Alterations. It is necessary to obtain a No Objection Certificate (NOC) from the Community management in order to ensure that the modifications comply with the Community guidelines as well the respective authorities. We have listed below important guidelines for each type of alteration however for more details, please refer to your Home Owner’s Manual.
- Breaking, removal, or opening of any interior walls (Applicable for townhouses only).
- Removal of the bathtub and converting to flat shower type (Applicable for townhouses only).
- Removal of existing kitchen counter walls or islands.
- Removal and replacing of floor tiles in wet areas such as Bathrooms & Balconies (Applicable for townhouses only).
- Installation of water features such as swimming pools, Jacuzzi, Ponds, and Fountains (Applicable for townhouses only).
- Installation of false ceiling.
- Changes to the type of quality of materials used in the construction of the Townhouse (interior only, exterior not allowed).
- Removal & replacement of existing interior fittings, including kitchen cabinets, wardrobes, and internal doors.
- Removal & replacement of existing floor tiles in townhouses (non-wet areas). For apartments, it is not permitted to remove or replace the floor tiles, but the installation of new tiles can be done on top of the existing ones except in the balconies.
- Installation of pergolas and permanent gazebos are for townhouses only.
- Changes to the soundproofing qualities of any materials or surface.
- In addition to any hard surface, paving or walkway can be done upon approval for backyards in townhouses only. Existing hard surfaces, pavers, and walkways cannot be altered by the customer.
- Installation of solar panels in townhouses upon approval.
- Repainting the exterior surface (in accordance with the relevant approvals) for the townhouse only. The paint finish and color should match the existing. Not applicable for Apartments.

Installation of boundary wall fence screening with approved details and colour. Applicable for Apartments on the first floor with terrace/ balconies facing the poolside and kids play area only (Subject to approved materials).

Installation of artificial grass in apartments and/or natural grass in Townhouse.

Installation of fly screens (Internal only).

Smart Lock and Door Handle installation (subject to approval)

Installation of additional storage shelves inside the house.

Any aerials, electronic devices, external stereo equipment (including external speakers and wiring for townhouses only).

Installation of aluminum louvered shutters (for units with the available niche in the carport area).

Installation of a storage shed in the carport zone for townhouses only.

Installation of sail shades for townhouses only

Installation of shower glass

Installation of wooden or vinyl flooring on top of existing tiles.

Installation of artificial grass for apartments only. Townhouses must apply for a landscaping permit.

Installation of kitchen hood.

Installation of CCTV cameras – internal or external for townhouses only. (Subject to Security approval) for townhouses only.

For apartments with a large terrace, gazebos are permitted only as long as the height doesn't exceed 2.4 meters and must not be drilled to the floor.

Installation of external lighting below the boundary wall for townhouses only.

Replacement of all internal light fittings.

Interior home painting.

Installation of external security devices for townhouses only.

The erection of exterior lighting and/or security devices such as motion detectors and access control related.

Interior wall claddings/ wall paper.

Touch up painting inside the townhouse or apartments (One day job)

Terms and Conditions
- No workers are allowed to stay overnight in the community. Local authorities will be contacted, and a community fine will be issued.
- Accessing the community without a permit will lead to a ban on the contracting company.
- Noisy work is permitted from 09:00 AM - 05:00 PM.
- Common areas must not be misused.
- Contractors must not use residents' access cards.
