Service Fee
It is a fee that is collected from each owner to pay for the expense associated to maintaining the common area and features of the gated community.
The budget for each community is developed based on strict RERA compliance that are audited by an independent audit firm appointed by RERA. The budget is reviewed and approved by RERA thereafter for service fee billing
Various factors contribute towards building of budget such as existing service contracts, historical cost, estimates based on certain key indicators, insurance, regulatory & professional fees etc. Costs are allocated between various usages such as Residential and Commercial based on a study that is conducted by a consultant selected from the approved list of RERA only. The service fee invoice is billed by Dubai Land Department (DLD) on a quarterly basis through Mollak which is an integrated facility to monitor jointly owned property accounts online.

Upkeep of community in regular basis is essential to avoid high reactive maintenance cost and disruption of services. Hence, it is the responsibility of every owner to pay service fees on a timely manner.
