Your Community Rules

Community guidelines have been created to ensure a harmonious and safe living experience for our residents living in the communities. The guidelines provide you awareness of the use of various facilities and common areas in the community. Please refer to your Homeowner’s Manual for more information and we encourage you to share this with your family, friends and any visitors.

  • Your home is designed for single family occupancy.

  • Sharing your apartment is not permitted.

  • No business or commercial activity is allowed from your home.

  • Please refrain from storing hazardous chemicals or gas cylinders on the premises.

  • Electric cooker is not permitted in the community.

  • Throwing cigarette butts or trash from your balcony is prohibited.
  • Please do not hang your laundry on your balcony or the railing.
  • Ensure that the drains in your balcony are clear of sand debris and dry leaves to avoid any blockage.
  • Installing satellite dishes is not allowed.
  • The patio cannot be used as a storage area.
  • Barbecue or smoking sheesha on your balcony is strictly prohibited for safety reasons.
  • Park only in the designated parking slot.

  • Do not store items in parking bays, corridors, stairways, or common areas. Using an open garage space for storage is not permitted. Kindly refer to the alterations section of the website regarding storage installation for townhouses.

  • Bicycles should be stored in designated racks, where applicable.

  • Access cards should be used only by the authorized user to ensure the safety of your community.

  • Lost cards must be reported to the security department immediately. Misuse will result in deactivating the cards.

  • Access cards would be active for 2 years for owners.  For tenants, it is linked to the Ejari.

  • Access cards will be activated once the move-in permit is issued and or Ejari renewal is submitted on the portal.
  • Avoid littering, soliciting, or offensive behavior.

  • Please ensure that excessive noise does not disturb your neighbors at any time.

  • Music for parties can be enjoyed until 23:00, as long as it does not disturb the neighbors.

  • Enjoy the facilities during the designated opening hours.

  • Children require adult supervision at all times.

  • Only guests accompanied by a resident are allowed in recreational areas.

  • Smoking is not permitted in parks, play grounds and common areas.

  • Avoid storing water bottles outside the unit in the building corridors.

  • Pets should be kept on a leash at all times.

  • Owners should clean up after their pets and dispose of waste in designated bins only.

  • Pets are not allowed in and around kids' playgrounds and swimming pool areas.

  • Excessive noise or nuisance by pets will result in a notice of violation and a community fine.

  • All trash must be dropped inside the garbage chute.

  • Dispose of your recyclable and bulk waste in the designated areas. 

  • Do not force oversized items in the chute.

  • Littering in common areas is strictly prohibited.

  • A valid ID proof such as EID, driving license, or passport copy needs to be presented by your visitor at the security gate.
  • All owners/residents are requested to access through the resident gate using their access card and not through the visitors' entrance.
  • Individuals who access through the visitor gates will be asked to register their details.
  • Visitors who refuse to comply with this policy will not be granted access till the resident verifies their visit at the security gate.

 

 

  • Please log into the customer portal to register your bicycle (Services> Resident Services> Bike Registration)
  • Once registered, you will receive a notification with the request number on your registered email address.
  • Soon as the QR code sticker is ready for collection, you will receive another notification on your registered email address.
  • Please show the email with the request number to the building concierge either as a printout or on your phone to collect the sticker. 
  • The QR code must be placed on your bicycle where it's visible to be scanned by the building security for verification.
  • Please park your bicycle in the designated area within your community.
