As a homeowner, to ensure smooth, efficient running of the assets in your home all year around and to have a safer living environment, it is essential that you have a preventive maintenance contract with a service provider to regularly service the equipment. We have listed below few essential tips to help you to take care of the main assets in your home with our recommended timeframe based on the standard industry practice. However, your appointed maintenance contractor will be able to provide you with more details.

  • Ensure that you service your air-conditioning unit at least every 6 months.
  • Ensure that clogged/ dirty filters are routinely cleaned or replaced.
  • Clean and flush the unit's drain line regularly to prevent excess moisture which might lead to leakages and mold.
  • Keep external doors and windows closed.
  • Keep windows, which are exposed to the sun, shaded by using internal blinds or curtains.

  • It is recommended to perform minor maintenance periodically.
  • Check solar panel surface for any dust and damage and clean the panel regularly.
  • Call your service provider/ technician in the event your water heater stops working. Do not try to quickfix by yourself. 
  • Plumbing and drainage needs to be checked every 6 months or depending on usage.
  • We also recommend strainers to be used which will reduce clogging in the kitchen sink and bathtubs.
  • If you are experiencing an odor around your home after a long break, drainpipes may have dried. Try pouring water down the drain.
  • Please avoid disposing excessive toilet paper or facial tissues in the toilet bowl to avoid clogs.  
  • Conduct regular maintenance of the smoke/heat detectors to prevent dust accumulation and triggering of false alarms.
  • Please refrain from tampering with the system as it affects the safety of your unit and your neighbors.

Residents are recommended to take Home and Content Insurance policy for your unit and belongings to cover any unexpected damages or loss that occurs in the unit. 

Any plumbing, electrical, civil or mechanical issues arising from your unit which affects your neighbor’s unit should be resolved at a reasonable time to avoid further damages.   Furthermore, as a home owner it is your responsibility to cover any consequential damage to the neighboring unit.

  • Regularly switch on the AC to ventilate your home especially during the summer months to avoid mold formation.
  • Ensure you flush the toilets.
  • Switch on the taps in the toilets and kitchen to allow water flow so your floor traps don’t dry and smell.
  • Keep main valves closed to avoid any water leakage.
  • Keep the gas connection switched off for safety reasons.
